Choosing an Insulation
Contractor You Can Trust

Not all insulation contractors are the same, and the cheapest bid is rarely the best value. The right contractor sizes the job correctly, uses the right material and R-value for your home, and leaves the space clean and performing for years — the wrong one leaves gaps, mess, and callbacks.

Attic Pros has installed and removed attic and crawl-space insulation across the Bay Area for over 13 years. We're properly licensed, independently reviewed, and we put every recommendation and price in a clear written estimate — free, with no pressure. Here's what to weigh before you sign with anyone.

  • Verifiable contractor's license
  • Real attic & crawl-space experience
  • Independent reviews and ratings
  • A clear, free written estimate
  • A workmanship warranty
  • A local team that knows Bay Area homes

What to Look For in an
Insulation Contractor

Six things worth checking before you hire anyone — and yes, we're happy to be measured against every one of them.

A verifiable license

Ask for a contractor's license number you can look up on the CSLB site. Ours is CSLB #1022608 (plus SPCB Co. Reg. #9901).

Real, specific experience

Look for a team that does attic and crawl-space insulation day in, day out — not a general handyman adding it on.

Independent reviews & ratings

Verified Google reviews and third-party ratings (we're Diamond Certified and an Angi Super Service Award winner) beat a self-written testimonials page.

A written estimate

A good contractor inspects on site and gives a detailed written scope and price — free, with no high-pressure close.

A workmanship warranty

Reputable installers stand behind their work. Ask what's guaranteed and for how long before you commit.

Local knowledge

A team that knows Bay Area homes, climate, and code will spec the right R-value and material for your house.

Red Flags When Comparing
Insulation Contractors

If you notice any of these while getting quotes, keep looking — they're the warning signs behind most bad insulation jobs.

No verifiable license

A contractor who can't or won't give you a license number to look up is a hard pass.

Verbal-only quotes

No written scope or price means nothing to hold them to — and room for surprise charges later.

No reviews or references

No online reviews, ratings, or references you can check is a reason to be cautious.

High-pressure sales

"Sign today or the price goes up" tactics are designed to stop you from comparing options.

No warranty

If they won't stand behind the work in writing, you're carrying all the risk.

A bid far below the rest

An outlier-low quote usually means thin material, skipped prep, or cut corners you'll pay for later.

Want a contractor who checks every box? Book a free on-site inspection and we'll assess your attic, recommend the right insulation, and put it all in a written estimate.

How Attic Pros Handles Your Insulation Project

A good insulation job is about assessment and prep as much as the material. Here's what working with us looks like.

Free on-site assessment

We inspect your attic or crawl space, check current R-value, moisture, and any rodent damage, and confirm what your home actually needs.

The right material & R-value

We recommend the insulation type — blown-in, batt, and more — and the R-value that fits your home, climate zone, and goals.

Remove old insulation if needed

If the existing insulation is contaminated, compressed, or rodent-damaged, we remove and haul it away before installing.

Professional installation

We install to the specified R-value with even coverage and proper prep — no gaps, no shortcuts — and protect your home as we work.

Cleanup & verification

We verify coverage, clean up completely, and walk you through the finished job and what to expect.

David from Attic Pros was professional, knowledgeable, and thorough. He clearly explained the extent of our rodent problem in the attic and showed us detailed photos and videos so we could fully understand the damage. He took the time to explain exactly what the rodents had caused and walked us through how the repairs would be completed. David was friendly, patient, and easy to talk to, making the entire process much less stressful. We really appreciated his honesty and professionalism.

We cannot say enough good things about Attic Pros! From start to finish, it was a great experience. We initially called for attic, crawl space and duct cleaning, as well as rodent proofing (sealing vents, etc). Samim came out and did a very thorough evaluation, showing us dozens of photos of areas that needed attention. He also recommended new insulation, which we hadn’t considered and told us our dryer vent needed repair. It took us a few weeks to schedule, during which time Samim followed up periodically, never pushy, always answering our questions and providing more info. His professionalism and knowledge was a huge reason why we chose to work with Attic Pros. On the day of the job, Osman and crew cleaned the attic and crawl space and installed new installation, while Douglas repaired the dryer vent and Kevin cleaned the ducts. They did an amazing job sealing off the work areas and keeping the house clean, despite it being very messy and grueling work! They spent about 3 hours vacuuming the attic and another half a day sweeping the crawl space by hand. Their attention to detail was above and beyond what we expected. We were sooo impressed! And Samim’s recommendations were spot on - our dryer is much more efficient now and we noticed the house was cooler within hours of the new insulation being installed (it was the height of summer). We’d use and recommend them again and again!

We had a great experience with Attic Pros Oakland during our estimate. Tom was friendly, professional, and very accommodating with our questions and schedule. He took the time to inspect both attic areas thoroughly, explain what he found, and walk us through the recommended scope in a clear, no-pressure way. We appreciated how organized and respectful he was in our home, as well as the detailed estimate that helped us understand the work being proposed. Based on our experience so far, we would definitely recommend Attic Pros Oakland to anyone looking for attic cleaning, insulation, air sealing, or rodent-proofing services.

We install and remove attic and crawl-space insulation, including blown-in, batt, and more, and we recommend the right material and R-value for your home. We can also remove old, compressed, or rodent-damaged insulation before installing new.
Compare the written scope, not just the bottom-line number: the insulation type and R-value, whether old insulation removal and cleanup are included, prep, and the warranty. A slightly higher quote that includes proper prep and a guarantee is often the better value.
Yes. Contaminated, compressed, or rodent-damaged insulation should come out before new insulation goes in. We remove and haul away the old material as part of the project when it's needed.
It depends on your home and climate zone — attics in our area typically target a recommended R-value range. We measure what you have and recommend how much to add (or replace) during the free assessment, so you're not guessing.
