A collection pit (sump)
We set a basin at the lowest point of your basement or crawl space, where incoming groundwater naturally collects.
Bay Area winters and high water tables push groundwater under your home. A properly installed sump pump collects it and pumps it away — keeping your basement or crawl space dry and mold-free.

Why It Matters
The Bay Area's wet winters, clay soils, and high water tables mean groundwater collects under a lot of homes. Once water pools in a basement or crawl space, it doesn't just sit there — it soaks framing and insulation, feeds mold and wood rot, and invites pests, and the damp air rises into the rest of the house.
A sump pump is the fix: it sits at the low point, collects the water that flows in, and pumps it away from your foundation before it can do damage. It's often paired with a french drain to channel water to the pump — and when water has already damaged the insulation below, with crawl space insulation removal to clear it out.
How It Works
A sump pump system is simple, but every part matters. Here's what a proper installation includes and does.
We set a basin at the lowest point of your basement or crawl space, where incoming groundwater naturally collects.
As water rises in the pit, a float switch triggers the pump — which lifts the water out and sends it away from the house.
The water is carried through a discharge line to a safe spot well away from the foundation, so it can't seep back in.
A check valve keeps pumped water from flowing back down into the pit, so the pump isn't fighting the same water twice.
Since storms and outages often come together, we can add a battery backup so the pump keeps running when the power doesn't.
Paired with a french drain, the drain channels water to the pit and the pump clears it — a complete drainage system.
Do You Need One?
Water problems under the house tend to show up as smells and damage before you ever see standing water. Watch for these.
Standing water or flooding
Water pooling in the basement or crawl space — especially after rain — is the clearest sign you need drainage and a pump.
Damp, musty odors
A persistent musty smell rising into the house usually means moisture is sitting under it and feeding mold.
Water stains or efflorescence
Stains, dark marks, or white mineral crust on foundation walls show water has been coming in.
Mold or wood rot
Mold on framing or soft, rotting wood under the house points to a moisture problem a sump pump helps solve.
A low-lying or high-water-table lot
Homes at the bottom of a slope or over a high water table collect groundwater and benefit most from a pump.
A history of flooding
If your basement or crawl space has flooded before, it will again without drainage — a sump pump is the safeguard.
How We Work
A sump pump only protects your home if it's placed and plumbed right. Here's how we handle every install.
We inspect your basement or crawl space, find where water collects and how it's getting in, and confirm the right drainage solution.
We dig and set the sump basin at the low point where groundwater naturally flows, so the pump catches it at the source.
We install the pump, run the discharge line to a safe outlet away from the foundation, and fit a check valve so water can't flow back.
Where water needs help reaching the pit, we integrate a french drain — and can add a battery backup for storm outages.
We test the pump and float switch, confirm it clears water properly, clean up, and show you how it works and what to check.

Real Customers, Real Results
Tom Best came to our house to give us an estimate on new insulation. He was on time, very thorough and provided a detailed very reasonable estimate within an hour of his visit. What more could you want?
Samim great service my attic was left very clean meticulous. I am so happy with the work that him and his team did great service. I recommend them highly. I would give them a 10 if I could.
David from Attic Pros was professional, knowledgeable, and thorough. He clearly explained the extent of our rodent problem in the attic and showed us detailed photos and videos so we could fully understand the damage. He took the time to explain exactly what the rodents had caused and walked us through how the repairs would be completed. David was friendly, patient, and easy to talk to, making the entire process much less stressful. We really appreciated his honesty and professionalism.
We cannot say enough good things about Attic Pros! From start to finish, it was a great experience. We initially called for attic, crawl space and duct cleaning, as well as rodent proofing (sealing vents, etc). Samim came out and did a very thorough evaluation, showing us dozens of photos of areas that needed attention. He also recommended new insulation, which we hadn’t considered and told us our dryer vent needed repair. It took us a few weeks to schedule, during which time Samim followed up periodically, never pushy, always answering our questions and providing more info. His professionalism and knowledge was a huge reason why we chose to work with Attic Pros. On the day of the job, Osman and crew cleaned the attic and crawl space and installed new installation, while Douglas repaired the dryer vent and Kevin cleaned the ducts. They did an amazing job sealing off the work areas and keeping the house clean, despite it being very messy and grueling work! They spent about 3 hours vacuuming the attic and another half a day sweeping the crawl space by hand. Their attention to detail was above and beyond what we expected. We were sooo impressed! And Samim’s recommendations were spot on - our dryer is much more efficient now and we noticed the house was cooler within hours of the new insulation being installed (it was the height of summer). We’d use and recommend them again and again!
We had a great experience with Attic Pros Oakland during our estimate. Tom was friendly, professional, and very accommodating with our questions and schedule. He took the time to inspect both attic areas thoroughly, explain what he found, and walk us through the recommended scope in a clear, no-pressure way. We appreciated how organized and respectful he was in our home, as well as the detailed estimate that helped us understand the work being proposed. Based on our experience so far, we would definitely recommend Attic Pros Oakland to anyone looking for attic cleaning, insulation, air sealing, or rodent-proofing services.
Had a crawlspace inspection done by Tom. Very friendly and professional. Gave a detailed overview of the condition and quoted a reasonable price for the fixes. Highly recommend!
